It is my privilege to be involved in establishing Fleksihouse UK as part of the expanding Norwegian based ‘Fairdeal Group’. Bringing this tried, tested and trusted modular building product and service here, utilising and replicating Norwegian values for the environment, quality and innovation since the early1980s, finally makes perfect sense to me. 

Fleksihouse UK with combined support from the Group, will bring the necessary skill and experience in manufacturing and delivery of cost-effective modular accommodation solutions, portable temporary or permanent, along with customer service excellence as standard. 

Whilst our international capability allows us to deliver any scheme in modular, anywhere in the world, here in the UK we will initially focus on the leisure and temporary accommodation sectors offering eco-lodge, cabin and small homes and grow into other sectors at the right mutual pace.

My Construction & Modular  Build Journey.

I have worked in the construction industry around the world for more than 30 years, witnessing many changes in the economy and the growing need for solutions in project delivery, such as speed with un-compromised quality, cost, minimal environmental impact, reduced waste and carbon footprint….possible?

Over a 5-year period, I worked between the UK and China where modular build is more common. I led the development of a modular system into UK compliance for the housing and commercial sectors, to answer that question for myself. 

Whilst we enjoyed varying successes and even recognition from the odd Government Minister, I grew my understanding of modular to answer the question…. yes! IF it is delivered correctly end to end.  

The ‘modular’ concept is not new by any means, one could think of pre-fab post war housing in the UK as an early example but modular as a concept is much older than this. 

It has been tried in different sectors over the years with varying successes and failure. Today it is widely accepted in Hospital and school projects but is less successful in other sectors such as housing. This is possibly largely due to the strong traditional roots in house building, legislation, regulation and valuation but I think it is more within how manufacturing meets and interfaces with construction work, a quite different contract and skill set.

There are debatable and varying categories of modular systems, Fleksihouse specialise in a ‘Volumetric’ solution which is perhaps the most comprehensive in terms of off-site manufacture. 

This means that quality control and procedure is greatly improved along with accuracy and reduced wastage and importantly cost certainty. A deposit is often taken which acts to lock-in the supply chain from the start to finish, significantly reducing and protecting against the risk of economic volatility seen in recent years.

A key significant part of using off-site manufacture, is being able to work simultaneously in site preparation whilst the accommodation is being manufactured under clean and controlled factory conditions. This can mean up to 50% less time on site, less programme more cost saving and the function of the building is unlocked earlier so commercial buildings take revenue sooner with less interest on finance.

On traditional construction sites there is an accepted ‘snagging’ procedure, where before hand over, agents and clients walk around their new building pointing out the snags or defects, negotiating rectification, re-inspecting and so on, this is not right on many levels. Surely if it is your building it should just be delivered correctly and efficiently.

There are many variables on a traditional build site which impact on quality control certainly some are more capable than others in delivery but to what financial, timely and environmental impact? So, a modular build solution would seem to make sense.

There have been failures in modular manufacture and delivery, this has been largely but not exclusively in the housing sector. Large factories, sizable overheads, stretched resource particularly where a manufacturer tackles construction delivery responsibility, all rely on a pipeline of projects to make the factory work effectively, all too easy to crumble.

People look for solutions and talk about ‘pop-up’ factories or ‘kit of parts’ all potentially good ideas, the first to cope with the factory overhead and the second to deal with not overwhelming the traditional contractor and forcing them out of their comfort zone. Do either of these ideas deal with what I think is the overarching issue of managing how manufacturing meets construction? 

Fleksihouse is a specialist manufacturing organisation. Its specialist factories are not limited to one sector or pipeline. We use this design and production expertise and work with partners or a client’s favourite contractor, for the installation or construction project delivery. This delivers all the benefits of modular build within a regular delivery contract. 

In so doing, quality control and continuity is maintained in the product and construction is delivered by local construction experts. We manage the interface and offer training as required. This also helps mitigate and balance any financial risk associated with using a single source modular manufacturer-contractor. 

With local labour and skill at the factory there is much less on-site traffic reducing the need for parking and welfare facilities, noise, pollution and carbon footprint. For the local economy, we use local labour for lay-out design, site preparation, installation and landscaping. The site is more efficient and local labour benefits. 

Global economic volatility means global markets such as Steel is subject not only to supply issues but cost stability, more so where hot rolled steel is involved. We use sustainable timber in our volumetric solution which is the most original construction material. 

We currently build according to strict Norwegian standards and regulations based on TEK17, NEK400 with full compliance to UK standards, regulations and connections. We can accommodate bespoke or enhanced design to a client’s needs and dreams.

I believe that as a concept, modular build has vast potential but how it is made and delivered counts for everything and Fleksihouse can absolutely deliver both.
